How selling at auction works

From the day your property goes live, you know exactly when it sells and when you get paid.

  1. Before day 1

    Free appraisal and instruction

We talk through your property, agree a guide price and reserve with you, take photos and your solicitor starts the legal pack.

  2. Day 1

    Your property goes live

Listed online and sent straight to our VIP buyers list, with the legal pack ready for buyers to read.

  3. Day 7

First viewings and your first update

Viewings start and you get a written update on viewings, buyer interest and legal pack downloads.

  4. Days 14 and 21

    Weekly updates

An update every week so you always know where things stand. You can accept a good offer before the auction at any point.

  5. Day 28

    Auction day

Bidding closes online. With a traditional auction, once the reserve is met contracts exchange the moment the auction ends.

  6. Day 56

    Completion

The buyer has 28 days to complete, so the sale is done around eight weeks after your property went live.

Who auction suits

Auction isn't for every property. It tends to work well when certainty and a clear timescale matter more than waiting for the open market.

Inherited and probate properties

A set timescale helps executors close the estate without months of uncertainty.

Sales that fell through

Contracts exchange when a traditional auction ends, so there's no chain to collapse.

Landlords selling up

Investors buy at auction, including properties with tenants in place.

Properties that need work

Homes that are hard to mortgage or need renovating reach cash buyers and investors.

Questions sellers ask

Does the appraisal cost anything?

No. The appraisal is free and there's no obligation to sell with us.

Do I need a solicitor?

Yes. Your solicitor prepares the legal pack buyers read before they bid. If you don't have one, we can recommend solicitors who handle auction sales.

Can I accept an offer before the auction?

Yes. If the right offer comes in before the auction, you can accept it.

What happens if it doesn't sell?

We'll talk you through the options, including offers after the auction or running a second auction.

Will my property sell for less at auction?

It depends on the property. That's what the appraisal is for: we'll be straight with you about what auction is likely to achieve and whether another route would suit you better.
